| This apartment is located right off of S. Congress near Oltorf off of bus line #1. It is also very close to St. Edwards, an HEB, 3 banks (Wells Fargo, Compass, and Bank of America), Twin Oaks Public Library, Hollywood and Block Buster Video, CVS, and numerous Mexican restaurants. The location is great, but the neighborhood is a mix of ghetto and middle class due to gentrification and the displacement of Latina/Hispanics of lower social status with middle class folk.
I am pretty well satisfied with this apartment. The manager is a lady named Melissa Soto. Even though I do not make much money, she has always treated me with respect. Every time I have had a concern with the apartment she has been able and willing to help me.
As for maintenance, the maintenance guy, Miguel, is superb. He has always come in within a day or two to take care of problems. I am still hoping for my kitchen sink to be fixed due to low hot water pressure, but from what I have heard about other apartments in the area, the water pressure is just low in general. The bathroom sink/shower hot water pressure is excellent, though! There is also a racoon or squirrel living up in the attic, but so far we are getting along just fine plus it probably isn't easy to catch in general since it is not up there (I think) 24/7.
As for the price, I am paying $479 for a one bedroom. The apartment is not small (by my standards anywa)y. I am very happy with the size of the kitchen since most of my previous apartments have had small kitchens. There is also a walk-in close which is stellar, and the balcony is a good size with a spacious storage area next to it. The refridgerator was new when I moved in, but the dishwasher and stove are not. I would love a new stove (hint to Melissa if she reads this hehehe) since it takes a long time to heat the oven up (it never makes it to 400).
Noise for the most part is not a problem. If you are a party animal and used to crazy dorm life or anything goes, then don't move here. Quiet hours (from 10 p.m. to 10 a.m.) are strictly observed and the cops will be called. This is the first apartment complex I have lived in that actually enforces this rule. There are a lot of families with young kids living here plus some elderly, and they just won't tolerate parties, loud music, or loud fights, etc.
Animals are also welcome, but some of the tenants do not pick up their dog's feces. It is nasty, and I think poor Miguel has to walk around the grounds to pick it up although it is not his job, but the dog owners' job. I have a dog, and the apartment complex has lots of space for a small dog to roam. The pet deposit is $300.
Some other raters on other websites have not been at all satisfied with The Oaks (also goes by Oaks Apartments). They mention cockroaches, loud car stereoes, fat kids in the pool, dirty pool, water problems, and generators. My apartment doesn't have cockroaches, and I clean it daily (even bought a wet vac to keep the carpets nice since I have a dog). I agree that the pool does get to be dirty, but it is used by kids whom I have never noticed to be obese or skinny. The generators were also noisy, but I was able to tolerate it more so than other tenants' music and phone conversations. Water got turned off unexpectedly this past weekend, and that made me a little bit upset, but I hope it was to fix an emergency so that the water bill isn't sky high. As for the office hours, yes I agree, those are sporadic at times.
I am not sure what else to write, but I am very satisfied with this apartment and am pretty happy living here (I have been here for 4 months only). I would recommend it to any of my friends if they needed an affordable place to live close to downtown and on a bus line that goes past the UT. |
